A. Because you are purchasing an apartment in a building, it falls on the co-op board and management to maintain the building. Additionally, if there are any problems that affect your apartment because of the building structure, it is the co-operative’s responsibility to repair it.
For this reason, you do not need to get an engineer. There are some unusual circumstances, however, where it might be a good idea to seek out an engineer’s expertise, e.g., if you were purchasing an apartment under the roof and you notice some unusual cracking or plaster falling from the ceiling.
There could be an issue with the roof, and it might be worth the additional investment. Similarly, if you were purchasing an apartment on the ground floor or a sub-level and you notice anything out of the ordinary, once again you may want to have a professional take a look at it.
Even though the co-op is responsible for the repairs, you might not wish to be in a situation where you have to live through them, especially if they are severe or could recur.
Q. I was recently looking at a property that faced the train tracks. I’m concerned that it’s not a good idea to buy something so close to the train. What do you think?
A. While it is true that some people object to the noise from the train, part of the answer depends on you. If you don’t have any problem with the train, and you’re able to purchase the property at a lower price, then it is probably worth it.
When it comes time to sell, however, keep in mind that you might also expect a lower price. We regularly sell properties that face the train.
